The undulating geometry of Florence Avenue distinguishes this part of the greater Los Angeles
area from other parts of the city and is clearly the gateway to the City of Inglewood. La Brea
Avenue continues to be the dominant north-south corridor, together forming an unique crossroads
in south Los Angeles. The station area is located north of the regular grid of downtown Inglewood
centered on Market Street. Because of the irregular nature of many of the streets, there are no
predominant street walls except in the southern section in the downtown area. There is also a
significant amount of underutilized/vacant land in the heart of the station area at the D-3 Site,
comprised of Parcels 6 to 15, as well as an underutilized neighborhood serving retail uses with
underutilized parking.

The
proximity of Market Street in downtown Inglewood and the City of Inglewood’s
mandate to implement a significant number of residential units suggest that
dense mixed-use TOD is very viable in this location. In addition to the properties
assembled by Metro for construction staging and park and ride facilities, the
D-3 Site, comprised of Parcels 6 to 15 provides a significant amount of land that will not require assembly
by a prospective developer.
